1. COMMERCIAL DEPARTMENT
VALUATIONS - We undertake valuations for banks and building societies, probate, matrimonial disputes, acquisitions, disposal, tax, accounting, general asset purposes and insurance re-instatement estimates. Our qualified surveyors carry out valuations in accordance with the Royal Institution of Chartered Surveyors Appraisal and Valuation Standards, or informally, where appropriate.
RATING APPEALS - Rates are a major expense for many businesses and are calculated according to the rateable value of a property, which is based on the property's rental value. All business property is re-valued every 5 years and interim re-valuations are made where there are changes to an individual property or its circumstances. We act on behalf of a wide range of clients from local authorities to single occupiers, submitting and negotiating appeals with the Valuation Office Agency.
RENT REVIEWS & LEASE RENEWALS - Business leases have unique technical and legal issues, including the conduct of rent reviews and lease renewals. We act on behalf of landlords and tenants providing advice on rental values, service of notices, tactics and negotiations in lease renewal and rent review situations.
RENT COLLECTION & MANAGEMENT - We offer a comprehensive and professional rent collection and property management service to landlords to take the strain out of the ownership of commercial property investments.
OTHER - We can also provide advice in respect of compulsory purchase compensation, property investment, and other valuation-related matters as well as acting as expert witnesses in dispute resolution.

2. RESIDENTIAL DEPARTMENT
MORTGAGE VALUATION - This is not a survey, but a valuation report. It gives advice with regard to Market Value, taking into account any factors likely to materially affect the value. Brief mention only is made of any obvious significant defects but it is not a structural or building survey. Such an examination is carried out in accordance with the Royal Institution of Chartered Surveyors Appraisal and Valuation Manual. We are on the valuation panel of many banks and building societies. We also provide valuations for company accounts, acquisition and taxation purposes.
R.I.C.S./I.S.VA. HOMEBUYERS' SURVEY & VALUATION REPORT - A popular and concise report which covers the general condition of the property and will enable you to make an informed judgement not only as to whether or not to proceed with the purchase, but also to assess whether the agreed price is reasonable, and to clearly identify what decisions and actions should be taken before contracts are exchanged. Many find this report a useful aid in negotiation in that it identifies and highlights those defects considered by the surveyor to require urgent attention, as well as other significant matters, in an easy to read format as prescribed by the Royal Institution of Chartered Surveyors. The report also provides an Open Market Value together with an estimate for reinstatement/insurance purposes.

3. PLANNING CONSULTANCY
PFK Planning provides a wide range of town planning services including site finding, submission of applications and appeals, enforcement and interpretation of local policy. Government policy increasingly requires detailed surveys on such matters as retail impact, contamination, ecological impact to accompany planning applications, PFK with its wide range of professional disciplines can provide the necessary expertise for this work or will organise any specialist assistance that may be required.
